Flomic Expands Bhiwandi Warehouse Without New Land

WHAT HAPPENED

Flomic Global Logistics has expanded storage at its Bhiwandi warehouse in Maharashtra with a multi tier storage structure and high rise pallet racking, India Seatrade News reported on 31 October. A ground plus three tier structure, commissioned in July and completed in September 2026, adds 15,000 sq ft across three levels and lifts effective leasable area fourfold to 20,000 sq ft on the same footprint. Long span shelving of ground plus five levels, installed in September and October, added more than 2,000 pallet positions and took total capacity to about 8,000 pallets. A quick commerce customer has used the new tier space since September, and an FMCG (fast moving consumer goods) customer began using the new pallet positions in October.

WHY IT MATTERS

Flomic added this capacity without acquiring or leasing more land, according to the report. Building upward inside an existing site raises storage density, meaning more goods held per square foot of floor. The report adds that this is Flomic’s first outright purchase of such a structure, after earlier installations that were leased.

EXPERT VIEW

I see this as a sensible, low risk move for a small listed third party logistics (3PL) firm, and I expect more mid sized Bhiwandi operators to build upward rather than wait for new Grade A parks. Operators with tall older buildings and racking suppliers gain, while landlords hoping to lease extra floor space to such tenants lose some demand. The report gives no cost or rent per pallet, so you cannot yet judge the return on this spend. Racking and tiered storage upgrades have usually followed periods of tight occupancy in dense urban clusters. I predict, with low confidence, that Flomic will point to higher warehousing revenue in its next two quarterly results.

WHAT YOU SHOULD DO

1. If you run an older Bhiwandi warehouse with clear height to spare, get a structural check this week on whether tiered storage or taller racking fits.
2. If you are a quick commerce or FMCG shipper short of space, ask your 3PL partners about racked capacity in existing buildings as well as new parks.
