WHAT HAPPENED
Patel Retail told the stock exchanges on 30 October that it proposes to add about 20,000 sq ft of covered space at its distribution centre in Ambernath, Maharashtra. The addition takes the site from 64,000 sq ft to 84,000 sq ft, a rise of about 31%. The company puts the cost at ₹2 crore, funded from internal accruals, meaning its own cash rather than new debt or equity. It expects the space to be ready within about 15 to 20 days of the notice.
WHY IT MATTERS
The existing 64,000 sq ft is already 100% used, according to the company. Ambernath is the hub for its storage, packing and delivery to stores, and the extra room is meant to ease store restocking and support new stores under a cluster based plan, where stores open in areas one centre can serve. Chairman Dhanji Patel said the Ambernath centre “is central to how we serve our stores.”
EXPERT VIEW
I think this is the right call, since a retailer whose main hub runs at full use risks empty shelves the moment it adds stores. Patel Retail and the local contractors gain, while landlords offering leased space nearby lose a possible tenant. Coverage does not say what kind of structure will be built for about ₹1,000 per sq ft, or how many new stores the space must serve. Regional retailers that expand in clusters have often outgrown a single hub within a couple of years and then added a second site. I predict, with medium confidence, that Patel Retail will report the new space in use by the end of November 2026 and announce further store openings within six months.
WHAT YOU SHOULD DO
1. If you supply Patel Retail, ask this week whether delivery slots or dock timings at Ambernath will change during the 15 to 20 day build.
2. If you run a retail hub at or near full use, compare the cost of covered space on your own plot with leasing a second site.
